The 8 Most Common Roof Problems, and How to Catch Them Early

By the time a water stain appears on your ceiling, the leak has usually been running for a while.

Water rarely enters a roof directly above where it shows up inside. It follows the deck, runs along a rafter, soaks into insulation, and emerges wherever gravity finally wins — sometimes a good distance from the actual failure. That delay is why roofs are so often replaced a year later than they should have been.

The good news is that roofs fail in predictable places. A missing shingle is obvious from the ground, but most problems begin somewhere less visible: at a fastener, a rubber collar, a piece of flashing, or in the attic air. Knowing where to look turns a vague worry into something you can actually check.

Here are the eight areas that account for most of the roofing problems we find on East Tennessee homes.


1. Wind Damage

Wind does not have to remove a shingle to damage it.

A strong gust can lift a shingle’s edge, break the factory adhesive seal, crease the mat where it folded back, or work a fastener loose. Then the shingle lies back down. From your driveway the roof looks untouched — but that shingle has lost its seal, and a sealed shingle is the entire reason a roof resists the next storm.

The vulnerable places are the ones where wind can get underneath: edges, corners, ridges, and any spot where the roofing material is not fully bonded down.

What to look for: shingle pieces or granule piles in the yard, tabs that look curled or lifted, visible crease lines running across shingles, exposed underlayment, or a run of shingles along one edge that looks slightly out of alignment with the rest.

After a significant windstorm, it is worth having the roof looked at before the next heavy rain. Wind damage becomes water damage quickly, and it is one of the more commonly approved reasons for an insurance claim — but generally only when it is documented while it is still identifiable as storm damage rather than as wear.

2. Hail Damage

Hail is the most misunderstood item on this list, because the damage that matters is often the damage you cannot see.

Large hail does the obvious things — cracking, puncturing, and breaking shingles. Smaller hail does something quieter: it bruises the asphalt mat underneath and knocks granules loose. Those granules are the shingle’s sunscreen. They are the only thing protecting the asphalt from ultraviolet light.

A hail-bruised shingle usually does not leak. It just ages several years overnight. The exposed asphalt dries out, becomes brittle, and cracks — and the roof reaches the end of its life a decade early, long after the storm has been forgotten and the claim window has closed.

What to look for: dark circular spots where granules are missing, dents in soft metals like gutters, downspouts, vents, and flashing, damaged ridge caps, and heavy granule accumulation at the bottom of downspouts. Soft-feeling shingles are a hail indicator too, but that is a check for someone who is trained to walk a roof safely.

Because hail damage is genuinely difficult to assess from the ground, a professional inspection after a notable hailstorm is one of the higher-value free things a homeowner can do.

3. Nail Pops and Improper Fastening

Roofing nails do far more work than most homeowners imagine, and they are a frequent point of failure.

A correctly installed nail sits inside a specific nailing zone on the shingle, driven straight and flush — not sunk through the mat, not left standing proud, not angled. Get it wrong and the shingle above cannot seal properly, or the shingle it was meant to hold is only held by one layer instead of two.

A nail pop happens when a fastener gradually backs out of the decking. Deck movement, moisture in the wood, thermal expansion and contraction, or a nail that was never seated properly can all cause it. The nail rises, tents the shingle above it, and eventually punctures through — producing a hole in the middle of an otherwise intact roof.

What to look for: small raised bumps in an otherwise flat shingle field, exposed or rusted nail heads, and shingles that appear lifted in a regular repeating pattern. A pattern is the tell that this is an installation problem rather than an isolated one.

4. Failed Pipe Boots and Roof Penetrations

If you only inspect one thing on your roof, make it the pipe boots.

Every penetration — plumbing vents, exhaust vents, skylights, chimneys — is a deliberate hole in your roof that depends on flashing to stay watertight. Pipe boots are the weakest of these because most rely on a rubber collar sealed around the pipe, and rubber has the shortest service life of anything up there. Sun and heat crack it, typically well before the shingles wear out.

Once that collar splits, water runs straight down the outside of the pipe into the attic. And because it then travels along framing and insulation before appearing, the ceiling stain often shows up nowhere near the actual boot.

What to look for: cracked, split, or shrunken rubber around vent pipes, a collar that has pulled away from the pipe, or exposed sealant that has dried and separated. This is visible with binoculars from the ground on most homes.

5. Poor Ventilation and Attic Moisture

This one is invisible from outside entirely, and it quietly shortens the life of more roofs than any storm.

A roof needs to breathe. A balanced system pulls cool air in low — usually through the soffits — and pushes hot, moist air out high, usually through a ridge vent. Both halves have to be present and correctly sized. Adding exhaust vents without adequate intake does not fix poor ventilation; it can make it worse by drawing conditioned air out of your living space instead.

When air stops moving, two things happen. In summer, trapped heat bakes the shingles from underneath, accelerating their aging and driving up your cooling bill. In winter, warm moist air from inside the house condenses on the cold underside of the deck, which leads to mold, mildew, damp insulation, rusted fasteners, and eventually rotted decking.

What to look for: dark staining on the underside of the roof deck, damp or compressed insulation, frost on nail points in cold weather, a persistently hot attic, or unusually high summer cooling costs.

Ventilation is the roof’s circulation system. When it fails, everything above it ages faster.

6. UV Damage, Aging, and Granule Loss

Every roof is on a clock, and sunlight sets the pace.

The mineral granules on a shingle’s surface exist to shield the asphalt beneath from ultraviolet light. As shingles age, those granules loosen and wash into the gutters. Some of this is normal — a brand-new roof sheds loose granules for the first few months, and finding them in the downspout is not cause for alarm.

Excessive or uneven loss is different. It means the asphalt is being exposed, and once asphalt is exposed it dries, hardens, and cracks.

What to look for: bare or shiny patches where granules are gone, noticeable color fading, cracking, curling edges, and shingles that have become brittle. UV aging is always worst on the slopes that get the most direct sun, so compare your south and west faces against the north side — an obvious difference between them is a good indicator of age-related wear.

Asphalt shingle roofs generally begin showing meaningful signs of breakdown somewhere around 18 to 25 years, though the sun exposure, ventilation, and original installation quality all move that number substantially in either direction.

7. Valleys, Gutters, and Drainage

Managing water is the roof’s actual job. Most of that job happens in the valleys and the gutters.

A valley carries the runoff from two roof planes at once, which makes it the highest-volume path on the roof during heavy rain. If the valley’s underlayment, metal, or shingle cuts are damaged or were poorly installed, leaks develop there first. Leaves and debris collecting in a valley make it worse by slowing the flow and letting water sit and work sideways under the shingles.

Gutters are the second half of the same system. When they are clogged, undersized, sagging, or pitched the wrong direction, water overflows onto fascia, siding, foundation, and landscaping instead of leaving the property.

What to look for: debris packed into valleys, gutters overflowing during rain, stained or soft fascia board, erosion or trenching in the soil beneath the gutter line, and water pooling near the foundation.

Splash guards are worth mentioning here too — where a valley discharges into a gutter, the volume can overshoot the gutter completely during a downpour. A small piece of metal solves it. Our seamless gutter work addresses this as part of the system rather than as an add-on.

8. Flashing, Wall Intersections, and Chimneys

Flashing is the most important part of a roof that homeowners have never heard of.

It is the metal used wherever the roof meets something that is not roof — walls, chimneys, dormers, skylights, and valley transitions. These are precisely the places where water slows down, changes direction, or collects, which is why flashing failures cause leaks on roofs whose shingles are in perfectly good condition.

Chimneys are the most leak-prone feature on most homes because they need several flashing components working together correctly — step flashing up the sides, counterflashing embedded into the masonry, and a saddle or cricket on the uphill side of wider chimneys to split the water around it.

What to look for: rusted or visibly bent flashing, exposed nail heads through flashing, dried and cracked caulk being used where metal should be, and any place a roof plane runs into a wall without a kick-out flashing at the bottom to direct water into the gutter. Missing kick-out flashing is a classic cause of hidden siding and wall rot, because the damage happens inside the wall for years before anything shows.

The most common flashing problem of all: flashing that was reused during a previous roof replacement instead of being replaced. It is a real cost saving on the estimate and a genuine liability on the roof.


Final Thoughts

Almost every roof problem starts small and quiet. A lifted shingle, a cracked pipe boot, a popped nail, a clogged valley, a warm damp attic. None of them look urgent, and none of them fix themselves. Water is patient and it only has to find one weak point.

The practical takeaway is that inspections are cheap and water damage is not. Twice a year, plus after any significant storm, is a reasonable rhythm for most East Tennessee homes. Much of the list above can be checked from the ground with a pair of binoculars and ten minutes.

If something looks off, get eyes on it before the next heavy rain rather than after.


Common Questions About Roof Damage

How do I know if I need a repair or a full replacement?

It depends less on the size of the problem than on the age and condition of everything around it. Isolated damage on an otherwise healthy roof is a repair. Widespread granule loss, brittleness, or damage across multiple slopes on an older roof usually points to replacement, because repairs on a failing roof tend to become an annual expense.

Should I file an insurance claim for storm damage?

Have the roof inspected and documented first so you know what you are dealing with. A claim filed without knowing whether the damage is storm-related or age-related can be denied, and denials stay on your record. Our storm damage page covers how the process usually goes.

Is it normal to find granules in my gutters?

On a roof less than a year old, yes — loose manufacturing granules shed early and it means nothing. On an older roof, significant accumulation is a sign of wear worth having looked at.

How often should I have my roof inspected?

Twice a year is a good baseline, and after any major wind or hail event regardless of when the last inspection was. Storm damage is easiest to document, and to claim, while it is fresh.

Can I inspect my own roof?
